Empty in Syosset: Former New England Kitchen & Design

Although Borders is the most prominent empty business in Syosset, a scenic trip down Jericho Turnpike involves a lot of For Sale and Office Space signs. Syosset Patch will be highlighting those empty buildings in the neighborhood, asking our readers what should replace it.
This week, we're looking at the former New England Kitchen & Design Company property.
The property, which stands on Jackson Avenue near the Syosset LIRR, is going for $30 per square foot. At 3,500 internal square feet, the price tag is about $105,000 per year in rent. The property has been available for more than a year.

100k plus a year rent; to break even need 8 to 9k a month in sales - then there is salaries, inventory, ads and utilities. So let us say need 10k a month to cover operations. If open 7 days you need to sell over 300 dollars daily. What business can make the profit in an area with King Kullen, CVS/Rite Aid, Liquors, and Home Depot? A Consignment Shop in these tough times?
