Below is a checklist of all the items a real estate agent should advise a seller they should gather in preparation of the sale of their home:
1. A copy of the most deed to the property;
2. If the property is held in trust, a copy of the trust is needed;

3. Copies of all Certificate of Occupancy/Completion(C/O's) for the dwelling; if a
Certificate of Occupancy/Completion is needed for a structure, advise the homeowner about the need for a Certificate of Occupancy/Completion; advise the homeowner that he/she can obtain copies of the Certificates of Occupancy from the Building Department of the Town of Oyster Bay; be prepared to give the homeowner the name of an expeditor or architect to assist them in obtaining the Certificate of Occupancy/Completion if one is needed;

4. A copy of the survey of the premises;
5. Obtain a detailed list of all personal property that is included in the sale (appliances, fixtures, or otherwise) and a detailed list of all personal property excluded from the sale;
6. A copy of any termite or other wood destroying insect guarantee;
7. Find out if the seller has an attorney and if not, be prepared to recommend an attorney;
8. Find out if the seller would like to close title;
9. Explain the Property Disclosure Statement form and the $500.00 credit for not filling out the form;
10. Explain to the seller that in addition to the commission, the seller has to pay New York State Transfer Tax at closing;
11. Obtain a copy of the seller’s most recent mortgage statement.
