"First" isn't really the right way to look at it. Borders is the "easiest" to complete as it only has to be altered for new tenant(s) once found assuming the existing lease issues (?) can be worked out. Syosset Ford is "underway" as they seem to have a working game plan. Cerro will "never" get done since it needs a mediator/expert to make either plan work anywhere close to what is proposed by both sides.
